Guidance report: mixed-use developments

The last in the series of five guidance reports is based on the Holiday Inn tower located in MediaCityUK, Manchester.

The key findings of the study include:

  • By using two, advanced, packages of energy efficiency measures, a 36% and 41% reduction in regulated operational carbon emissions is achievable
  • Hot water and auxiliary energy (fans and pumps) represents the most significant regulated energy demand for the base case building, and the energy efficiency measures relating to these demands are predicted to yield some of the largest carbon emission reductions
  • The greatest on-site carbon reduction (138% of regulated emissions) is achieved by a package of advanced energy efficiency measures, 290m2 of photovoltaic panels, a 6kW roof-mounted wind turbine and a biogas-fuelled CCHP unit supplying heating, hot water, power and cooling
  • The capital cost uplift of the base case mixed-use building is 0.14% to meet a BREEAM ‘Very Good’ rating; 1.58% to achieve an ‘Excellent’ rating and 4.96% to achieve an ‘Outstanding’ rating
