What is the difference between regulated and unregulated emissions?
Carbon emissions from buildings arising from energy consuming activities including heating, cooling, ventilation and lighting of the building are termed ‘regulated’ emissions under the Building Regulations. 'Unregulated' emissions are those which are derived from the use of small appliances and power plug loads such as IT equipment. These appliances are not regulated because they are not an integral part of the building and are likely to be changed every few years. The ratio between regulated and unregulated energy varies between building
What is a Zero Carbon building?
The Government has recently confirmed that, for dwellings, the definition of zero carbon will be that the target for energy, by the use of energy efficiency and Low and Zero Carbon (LZC) technologies, will be set at 70% of regulated emissions. Carbon emissions from the remaining regulated and unregulated energy use will be dealt with utilising proven allowable solutions.
