New Sustainable Mixed Use Guidance Published

The final report in the series of five guidance reports, based on the Holiday Inn tower located in MediaCityUK, Manchester is now published.

Commissioned by Tata Steel and the British Constructional Steelwork Association (BCSA), the report contains invaluable information for professionals responsible for the design of mixed use buildings.

The study's findings demonstrate that the 2010 Part L compliance target of reducing operational carbon emissions by 25% is readily achievable using a package of compatible, cost-effective energy efficiency measures. The report investigates three priority areas of sustainable construction: operational carbon emissions, BREEAM assessment rating and embodied carbon.

The base case building for the mixed-use building study was based on the Holiday Inn tower, part of the MediaCityUK development, Salford Quays, Manchester. The 17-storey building comprises office space on five floors (Floors 2 to 6) and hotel accommodation on eight floors (Floors 8 to 15). The ground and mezzanine floors accommodate the hotel reception and a restaurant. Floor 7 houses plant for the office floors and Floor 16 houses plant serving the hotel. The building has a steel frame structure with Slimdek floors.

The key findings of the study include:

  • By using two, advanced, packages of energy efficiency measures, a 36% and 41% reduction in regulated operational carbon emissions is achievable
  • Hot water and auxiliary energy (fans and pumps) represents the most significant regulated energy demand for the base case building, and the energy efficiency measures relating to these demands are predicted to yield some of the largest carbon emission reductions
  • The greatest on-site carbon reduction (138% of regulated emissions) is achieved by a package of advanced energy efficiency measures, 290m2 of photovoltaic panels, a 6kW roof-mounted wind turbine and a biogas-fuelled CCHP unit supplying heating, hot water, power and cooling
  • The capital cost uplift of the base case mixed-use building is 0.14% to meet a BREEAM ‘Very Good’ rating; 1.58% to achieve an ‘Excellent’ rating and 4.96% to achieve an ‘Outstanding’ rating.
